How much does it cost to build a granny flat?

Depending on the quality and size the cost of the granny flat can vary. The granny flats can be either higher-quality ‘mini-houses’ with 450mm+ Eaves, energy efficient designs with high-pitched roofs, quality inclusions, etc. or ‘caravan park’ looking structures with no eaves and cheaper radiata-pine framing.

We suggest you get some pricing quotes from other companies and be sure the quote includes the inclusions and exclusions. Make sure whether it includes insulation, quality kitchen, bathrooms, flooring, tiling, painting and other necessary services. Also, know whether it includes Council submission requirements including engineering and survey. If so, get it in writing.

How long does it take to build a granny flat?

Once we are ready to start your project, it takes around 1-2 weeks for us to submit your application to Council or a Private Certifier. Then it takes nearly 10 working days for the approval.

Immediately after the approval, the builder will lay the footing or slab. Within 2 weeks, ‘Lock-up’ is achieved. After this, the building has to be fitted out with bathroom, kitchen, floor coverings, insulation, painting and connection to electricity, gas, and sewer. Finally, the builder will clean up the granny flat and inspect with you before completing your new granny flat.

Then by our Private Certifier inspection is carried out for the occupation of the Granny Flat. On an average, the entire process may take 10-12 weeks from the day you contact us to the day the keys are in your hand.

Do we have any option to change the plans?
